is there a way to update from version 3.0.5 to latest server version, or do i have to install the server new.

Yes, you can upgrade it.
Please visit to https://www.proptt2.com/account/product_download.php
Basically the free upgrade pariod is only 1 year after last purchase.
But currently we don't check it yet.
In the future, you need to pay for your upgrade.
